Please also register as an Association member, so we can send you important neighborhood notifications, and you can more easily access important governing documents and up-to-date rules and regulations.

Getting to The Estates of Glenmoor

Many navigation systems will bring guests to the Yost Road entrance, which is restricted to resident access only. To navigate to the main entrance, we recommend that you provide visitors and contractors with 4119 Brunnerdale Road NW to enter into their GPS systems. 
 

Gate Access & Openers

To access either of the two unmanned gates at Hills and Dales Road or Yost Avenue, property owners may purchase an RFID tag (Radio-Frequency Identification) for each vehicle registered to them in a number not greater than the number of garages at their residences. To receive RFID tags, please complete and return the Glenmoor Owner Vehicle RFID Gate Access Request Form and return it to the property manager or main guardhouse.
 
Property owners will be billed $75 for the initial RFID tags issued for each of their vehicles, and subsequent replacement RFID tags will be billed at $25 each. At the discretion of the Estates of Glenmoor Association Master Board, RFID access privileges can be revoked temporarily or permanently for a variety of rule violations.

Architectural Review Board (ARB)

Prior to commencing construction on a vacant lot or making modifications to an existing home in Glenmoor, all plans, including exterior materials and landscape layouts, are to be submitted for review by the Architectural Review Board (ARB) for design approval to ensure compliance with the established criteria and guidelines. 
 
An application fee of $750 is due and payable to Glenmoor Homeowners' Assoc. upon review of submitted new construction plans; $500 for an addition/modification to an existing home; $250 for landscape changes.  Builders must deposit $2,500 with the Master Association as security for the performance of their obligation to maintain the worksite in accordance with the rules defined by the Association and ARB.  The deposit is returned to the builder upon completion of final landscaping at the home site.

Landscape & Lawn Care

Glenmoor homeowners are responsible for obtaining their own lawn care and landscaping services. The exception is property owners in the Cloisters, the Grand Villas, and the Hamlets, who have lawn maintenance included in their property assessments.
 
Note that changes to existing landscaping cannot be made without prior approval. ARB guidelines for landscaping MUST BE OBSERVED, and plans must be submitted for approval before landscaping can commence. In no case can trees with a diameter of 4 inches or more (measured 3 feet above grade) be removed without the ARB's approval.
 

Mailboxes

To schedule the installation of a new mailbox for new construction, please call 330-722-3000 at least two (2) weeks prior to the expected move-in date. A mailbox will be installed as soon as possible. The location and type (single or double) have been predetermined by the U.S. Postal Service.
 
The cost of $250/Double or $350/Single will be billed to the new homeowner. "Cluster" boxes have already been installed in the Hamlets. Please report any damage to existing mailboxes to the property manager. Repairs will be made and billed to the homeowners.
 

Snow Removal

Crews plow when 2 inches or more snow has fallen on the roads; otherwise, to preserve our roads, the crews only salt. The snow removal vendor, under contract with the Master Homeowner Association, is responsible for all roads throughout the entire development. With the exception of the Cloisters and the Grand Villas, snow removal from private driveways and walkways for single-family Glenmoor homes is the responsibility and must be contracted by the individual homeowners. The snow plowing contractor for the Hamlets is selected by the Hamlets HOA and includes snow removal from driveways and walkways.

Trash Removal

The Master Association has negotiated with a single vendor for trash, with pick up for all single-family homes scheduled for Thursday*. During weeks with a holiday, trash pick-up will be delayed by 1 day. Negotiated rates through 6/30/2021:
 
Curbside Service with 1 Cart: $15.78/month +10% Fuel surcharge**
Curbside Service with 2 Carts: $29.83/month +10% Fuel surcharge
Back Door Service with 1 Cart: $22.95/month +10% Fuel surcharge
Back Door Service with 2 Carts: $35.73/month +10% Fuel surcharge
 
**Kimble Refuse services Hamlets condo residents with pick-up every Friday. The Hamlets condo association arranges this service on behalf of its residents.
 
**10% Fuel Surcharge will be waived for any resident who pays annually (corresponds respectively per month to $14.34, $27.12, $20.86, and $33.64)
